Three dates
December 31, 2026
This is the Florida-residency cutoff for the direct path to the larger non-school exemption. Put it on the residency line of your notes. Do not put it on the filing line.
January 1
For a tax year, homestead qualification generally asks whether you owned the home and maintained it as a permanent residence on January 1. If you move to Florida in February, that January 1 has already passed.
March 1
Form DR-501 goes to the county property appraiser, generally by March 1. Counties administer the exemption. The Department of Revenue publishes the form and the statewide description. Your appraiser applies it to the parcel.
The dates are real. No fake sales timers, just the calendar.
Residency and homestead
Florida residency is about where you actually live and the ties that show it. Here, “homestead” doesn’t mean a farm with pigs and livestock; it means the home you own and live in as your main residence, which you claim for tax and legal protections. You don’t need twelve pigs, a rain barrel system, and solar panels to qualify for the homestead exemption. The homestead exemption is a property-tax filing on a home you own and occupy as a permanent residence. One does not complete the other.
Amendment 3 makes the residency date matter for which homestead amount you are reading about. It does not turn residency into an automatic exemption.
December 31, 2026 is the constitutional residency cutoff for the direct larger-exemption path. File the homestead exemption later, generally by March 1, if you qualify for that tax year. January 1 is the usual ownership and occupancy date.

Later residents
If you were not a Florida resident on December 31, 2026, the Department of Revenue’s bulletin does not put you on the direct larger-exemption path.
As that bulletin and the enrolled resolution describe it, a later homestead qualification comes with a more limited non-school exemption at first — up to $50,000, with CPI (consumer price index) adjustments beginning in 2028 as those materials summarize them. The increased exemption begins with the fifth year of exemption, after you have maintained the homestead exemption for four years.
“Up to” means the figure is a ceiling in the law, not a check that arrives in the mail. School levies are still separate. Eligibility still depends on ownership, permanent residence, the January 1 date, and a county filing.
A later move is not a mistake this kit can repair. The worksheet’s job is to keep the path labeled correctly so you do not plan as if December 31 still applied.
Evidence log
People wanting to prove residency often gather a Florida driver's license or ID card, vehicle and vessel records (a vessel is a boat), voter registration, a declaration of domicile (a declaration of domicile is a sworn statement filed with the county clerk declaring Florida your permanent home), and notes about ties they still have in another state (such as a journal entry or letter showing you gave up your homestead in the state you came from).
Those papers can matter. They are not a score. A license is evidence people show. It is not a homestead exemption. Voter registration is handled by your supervisor of elections. Motor vehicle services, published as FLHSMV in many counties, are provided at the tax collector's office.
Every Florida Residency Kit includes an evidence log, a place to write down what you have and what you still need to ask about. It's not a determination.
Questions about wills, insurance, and other estate taxes belong with a qualified advisor. This is not an answer to them.
